Ecuador-Based Developer Proposes Six-Story ‘Woma’ for 3223 N.W. 5th Ave., Miami, Florida

An Ecuador-based developer has proposed a mid-rise apartment building in Miami’s Wynwood Norte neighborhood.

Woma would measure six stories above grade and feature 163 residences. Floorplans would range from micro-studios to three-bedroom layouts, and there will be a single penthouse with its own private terrace.

Communal amenities at Woma would include a rooftop swimming pool and deck, spa, and comprehensive fitness center. There would also be public gathering space and a movie room – along with numerous other offerings.

In addition to the residences, Woma will host 15,584 square feet of ground-floor retail space. It will be divided up into 13 leasable spaces. Uribe Schwarzkopf is the developer. Woma marks the developer’s first project in the United States.

The firm purchased the 1.1-acre site for $25 million in June. The site is mostly vacant, save a duplex. The site’s previous owner, Kambucha, wanted to proceed with a six-story mixed-use venture in 2024, but those plans never came to fruition. The firm is one of the minority owners in the new Woma project.

Uribe Schwarzkopf is working with multiple designers on the project, including MVRDV, Kobi Karp, and fashion designer Rosita Hurtado. Woma is planned for 44 N.W. 33rd St., 431 N.W. 32nd St., and 3225 to 3223 N.W. 5th Ave., Miami, Florida, 33127, in Miami-Dade County.
