Construction has topped off on The Rider Residences, a 12-story condominium development at 94 NE 29th Street in Miami. Developed by Ciprés and Rilea Group and designed by Deforma Studio, with interiors by RADYCA, the building will yield 152 residences and approximately 11,000 square feet of ground-floor retail and rooftop food-and-beverage space. Beauchamp Construction serves as the general contractor.
The development team celebrated with construction crews and held a separate event on September 9 at the project’s sales gallery. Completion is anticipated in the second half of 2027.

“Construction top off is the moment the last slab is poured and the structure is completed. From here, the façade takes shape and work on the interiors begins,” said Diego Ojeda, Founder of Ciprés and President of Rilea Group. “Reaching this milestone on schedule says a lot about the project and reflects the dedication of Beauchamp Construction, the crews on site and our entire team, along with the support of Banco Inbursa, who backed us from the start. Ciprés conceived The Rider as a piece of contemporary Miami, where architecture, art, fashion and rock ’n’ roll live under one roof. This month, we will start construction on Mohawk at Wynwood on the same block. We are here for the long run.”
Located near Wynwood, Midtown, Edgewater, and the Miami Design District, The Rider Residences will contain fully furnished studios, one-, two-, and three-bedroom residences, as well as penthouses. Homes will range from 386 to 1,612 square feet, with select layouts incorporating dens and half bathrooms. Interior specifications include Bertazzoni appliances, Italkraft cabinetry, Cosentino Dekton countertops, and smart-home technology. Restoration Hardware furnishings will be available in select penthouse and lanai residences.

Deforma Studio’s architectural design incorporates industrial influences, while RADYCA’s interiors draw from 1970s design and midcentury references. Photography sourced from Morrison Hotel Gallery and Iconic Images Gallery will be incorporated into the interior spaces.
Amenities will include a rooftop swimming pool, a residents lounge, and fitness and wellness facilities with cold plunges, infrared saunas, and a marble Turkish hammam. The ground-floor Leopard Room will function as a soundproofed speakeasy and lounge available for owners and tenants to reserve for private events. A garage level above the venue will separate it from the residences.
Additional offerings will include motorcycle and bicycle rentals, a gated bicycle room, and access to a private beach club in Miami Beach’s South of Fifth neighborhood. Ground-floor retail and rooftop food-and-beverage space will complement the residential program.
The building will permit short-term rentals, with optional property and rental management provided through The Rider Living. The developers also offer buyers access to crypto-backed mortgages through Milo, with closings facilitated by Propy.
Cervera Real Estate exclusively handles sales and marketing. According to the development team, sales have reached 50 percent, with buyer interest from Europe, South America, California, and New York. Residences are priced from $550,000 to $2.4 million.

Banco Inbursa provided a $90 million construction loan in September 2025. Rilea Group is also developing the adjacent Mohawk at Wynwood at 56 NE 29th Street, a planned 12-story multifamily building with 300 units and approximately 29,000 square feet of ground-floor retail. According to Ojeda, construction on that development is scheduled to begin this month.
