Miami Design District Associates And BH3 Management Partner On 20-Story, 250,000-Square-Foot Office Tower In Miami Design District

Miami Design District Associates and BH3 Management have formed a joint venture to develop The Ursa, a 20-story Class A office building in Miami’s Design District. Designed by Arquitectonica and Arsham Studio, the development will contain approximately 250,000 square feet of office space and 15,000 square feet of ground-floor retail. The partnership has expanded the original proposal through the combination of adjacent properties, resulting in a larger building with a revised architectural design. Construction is expected to begin in 2027, with completion anticipated in 2029.

The redesigned development will feature office floor plates ranging from 18,000 to 20,000 square feet, with 14-foot ceilings, landscaped balconies, and views of Biscayne Bay and the Miami skyline from the seventh floor upward. Additional components include an amenity deck, fitness facilities, ground-floor retail and dining spaces, and on-site parking. The building’s configuration is intended to accommodate larger office tenants while incorporating outdoor spaces and shared amenities within the surrounding pedestrian-oriented neighborhood.

Arquitectonica and Arsham Studio are leading the architectural design, with internationally recognized artist Daniel Arsham overseeing the building’s art program. The program will incorporate installations along the exterior façade and within the lobby, integrating artwork into the building’s architectural composition and interior public spaces.

Together with BH3 Management, we’re creating a project that adds another layer to the district and gives companies a more inspiring way to experience Miami.”

The announcement comes amid increased office leasing activity across Miami. According to JLL Research, leasing activity during the first half of 2026 surpassed the full-year totals recorded in both 2024 and 2025. The developers are positioning The Ursa within this market as a new office development offering large floor plates, outdoor amenities, and proximity to the Design District’s existing retail, dining, and cultural establishments.

The development will also be situated across from the planned Fouquet’s Miami Hotel and Residences, a mixed-use project designed by David Chipperfield, with interiors by Paris-based RDAI. The neighboring development is expected to contain 143 residences and 85 hotel rooms, introducing additional residential and hospitality uses to the district.
