An out-of-state developer has plans for an affordable housing development in Sarasota. The project is part of a larger initiative to bring more accessible homes to the region.
Kittle Property Group is proceeding with Luminara Place, a 331-unit venture. All of the units will be designated as affordable for households earning up to 60 percent of the area median income (AMI). At the time of publication, Sarasota County’s median income was $83,416.
The units will be divided among four four-story buildings with one-story garages. Amenities are set to include a clubhouse and swimming pool. Construction is intended to wrap up by the first quarter of 2029.
By reserving at least 40 percent of the homes as affordable, the developer can get benefits under the Live Local Act. Some of those benefits include rezoning clearances, financial boosts, and density waivers.
Luminara Place is just one project that Indiana-based Kittle Property Group has in its pipeline. The firm is also working on Harborline at Sarasota, a senior housing development with 312 units in eight stories. It will be located right next to Luminara Place. Together, the communities will host more than 1,000 residences.
Luminara Place is planned for 7021 Prospect Road, Sarasota, Florida, 34243, in Manatee County.
