A Miami-based developer has proposed what would be Sunset Harbour’s second community under the Live Local Act.
EOS Wellness Real Estate Miami, LLC wants to proceed with a high-rise tower that would host 44 units: 18 workforce housing units and 26 market-rate apartments. The workforce units would be available to households earning at or below 120 percent of the area median income and range from studio to two-bedroom units. The remaining apartments would be more expansive, with some featuring four bedrooms.

Communal amenities at the 300-foot tower would be centered around wellness, with residents having access to multiple swimming pools, fitness facilities, and massage and recovery rooms. In addition to the residential aspect, there would also be 6,391 square feet of ground-floor commercial space.
As noted, EOS Wellness Real Estate Miami, LLC is the developer. The firm purchased the tower’s build site for $28.5 million in 2025. Foster + Partners and ODP are the project’s architects. Conceptual renderings show that the tower would rise from a multi-level parking podium that would host 117 spots.
The tower would occupy the site of a former Office Depot located at 1771 West Ave, Miami Beach, FL, 33139, in Miami-Dade County.
