An Administrative Site Plan Review (ASPR) is now underway for Pinecrest Walk, a 18-story mixed-use building proposed for 9650 South Dixie Highway in the Dadeland District of Kendall, Florida. Designed by Coral Gables-based Behar Font & Partners for Maestra Dadeland, LLC, the project is more specifically located within the Downtown Kendall Urban Center, several blocks south of Dadeland South Metrorail Station.
The interior is 41,4120 square feet, or 0.95 acres, and that also includes the address next door at 9690 South Dixie Highway. The developer is proposing to improve the property with a mixed-use building consisting 311 multifamily residential units, ground floor retail and 398 parking spaces. Access to the building is proposed from both South Dixie Highway (US 1) and Harriet Tubman Highway on the west, with a vehicular drop off fully located under the building.

Units would come in studio, one bedroom and two bedroom floor plans, with the majority of the units with one-beds; approximately 55%. Resident will have access to amenities on the ground floor and seventh floor, including a fitness center, a package room, office spaces, a landscaped deck with plenty open space, pool and cabanas. The retail venue is depicted in the diagrams as an 820-square-foot juice bar.
Graham Penn of Bercow Radell Fernandez Larkin + Tapanes represents the developer in the application.
Demolition permits will likely be needed to clear the existing commercial buildings on the property. A construction schedule or completion date has yet to be announced.
