Arthur Mays & Naranja Master Tenant, LLC have initiated the process of redeveloping a housing development located at 13924 SW 260 Street in Homestead, Florida. Presently, the site is home to 116 housing units. After development, the site will have 276 units located in eight buildings.
Presently, the proposal is still in its infancy. However, according to the developers’ letter of intent, the site will have 27.6 units per acre. The housing complex will feature two “phases” that will have units ranging from one bedroom to five bedrooms.
Phase one will consist of 21 one-bedroom units, 48 two-bedroom units, 45 three-bedroom units, 12 four-bedroom units, and six five-bedroom units. Phase two will have 27 one-bedroom units, 66 two-bedroom units, 33 three-bedroom units, 12 four-bedroom units, and six five-bedroom units. There will be a parking lot wherein residents can park their motor vehicles.
All units will have tile floors, impact-resistant windows, private washers and dryers, central air conditioning, and hook-ups for cable television. Additionally, each unit will be insulated to cut down on electricity costs.
The development will have built-in security features to minimize crime and promote residents’ safety. Such safety features include well-lit sidewalks, strategically-placed security cameras, and minimal access points. Additionally, sidewalks will be lined with trees and canopies to deter assailants.
The community will also have an armed gate, where only verified residents and guests may enter. The complex will also feature communal areas, such as gazebos, a one-story “clubhouse, and playgrounds. It will also be situated in the Miami-Dade School District, the fourth-largest school district in the United States.
