Activity Spotted At The Site of Property Markets Group’s “Society Orlando”

YIMBY recently spotted activity at 434 North Orange Avenue in Downtown Orlando, the site of an upcoming mixed-use development known as Society Orlando. The developers behind the project, Property Markets Group and Raven Capital Management, are establishing the Society Living hospitality brand in the city with plans for a two-tower structure topping out at 28-stories. Due to the pandemic, construction has been delayed for several months, and now seeing movement on the site could mean the tower could be going vertical soon.

The initial proposal called for a three-tower structure united by a multi-story podium, which would have added over 719 residential units to the market. The project has now been scaled back by roughly 30% and will add 494 units across two towers. The adjustment to the plan comes along with a boost in height to the two remaining towers, where the tallest would have been 19 stories and will now rise to 28. Baker Barrios is the architectural firm behind the design.

Recent photos reveal construction workers at the site assembling a type of deck or staging area around the southeastern corner of the plot.

The site sits directly across from the Orange County Courthouse, and is adjacent to the LYNX Central Station. The tall gates enclosing the entire block are branded with banners related to the Society Living giving some insight on completion and what is to rise there.

Various trucks and large machinery on site indicate that the on-going clean up could mean the project may  indeed move forward.

This is the forth iteration of PMG’s Society Living developments, as the brand focuses on tackling housing affordability by offering high-end living at attainable pricing paired with lots of amenities. Residences will come in studio, 1-bedroom and 2-bedroom configurations starting from $1200. Co-living spaces will add much needed flexibility; “Rent by bedroom program, those units come fully furnished, lock room door, you live in our own on-suite, bathroom, your own world inside your apartment. Really, it’s just a fancy way of saying you have a roommate,” – Ryan Shear, Managing Partner at PMG

The groundbreaking announcement had occurred back in March of 2020, but the setback of the pandemic reveals little activity had occurred since then. With the on-going clearance of the site, Society Orlando could be going vertical very soon.

The scheduled completion date is set for the fall of 2022, but could potentially stretch to early 2023 due to the delays in construction.
