The Rise Of High End Luxury-Branded Residential Towers

What is it about a particular building that encourages someone to want to live there? Perhaps it’s the location? Or maybe it’s the lush amenities offered? It’s a combination of multiple factors such as the locality, design, views, access to public transport or being near man attractions, quality of life, and sometimes even exclusivity. What tends to happen throughout the evolution of the development, in this case, of a condo building, is that during each mass construction cycle, or building boom as some would call it, something changes or the way living is perceived changes. An example of this is when floor-to-ceiling windows became an appealing feature to an apartment, or when smart-home features started coming pre-installed. Often, condos are designed differently, like larger terraces and rearranged floor plan types. Whatever the case may be, something needs to change to appeal to new buyers. Today, I’d like to talk about a new type of attraction in condo developments, and it’s for a relatively small niche of buyers: high-end luxury-branded towers.

This is the newest form of a appeal when a developer hopes to branch out and stand out during a time where luxury condo buildings are rising at rapid paces, and that is joining forces with a respected premium luxury brand to design the building inside and out, offering superior living standards and exclusive services, features and amenities.  There are currently only a handful of developments of this type all located within Miami-Dade County, some completed, others under construction, and some in planning stages, so let’s take a deeper dive into the lucrative world of luxury-branded living.

  • Porsche Design Tower

The Porsche Design Tower was completed in 2016, designed by Miami-based Sieger Suarez Architects and developed by Dezer Development in collaboration with Porsche Design, a subsidiary of the premium auto-maker Porsche. The structure stands 649-feet and 57 stories over Sunny Isles Beach, addressed as 18555 Collins Avenue and faces the Atlantic Ocean to the east. There are residential 132 units within the tower, ranging from 3-to-4 bedroom floor plans, including the penthouse units, all allowing residents to park 2-to-4 cars in their own private garage via a robotic elevator. One of the most striking features on the exterior of the tower is the premium glass façade enveloping the cylindrical concrete super structure. The cost of construction totaled $562 million, with a projected sell out of $860 million, with units originally starting from $4 million and ranging from 4,750 square feet to 14,000 square feet.

  • FENDI Chateau Residences

FENDI Chateau Residences is a 12-story luxury condominium tower designed by world-class design firm Arquitectonica and developed by the Chateau Group in collaboration with Italian luxury fashion brand FENDi. The building is located at 9349 Collins Ave in Surfside, Florida, just north of Miami Beach, and features 58 luxury residences ranging from 3,300 square feet to 7,000 square feet, priced from $5 million to as high as $22 million. The structure features a unique undulating exterior via the wrap around-terraces, which are cut in varying curved angles which mimics the waves of the ocean. “Glass balustrades form horizontal bands which change from floor to floor, thus creating a sculpture that embodies the feeling of ocean waves and breezes coming toward the beach.The interiors of the units were designed by” – Arquitectonica. The building was completed in 2016. FENDI’s strongest presence in this development are within the actual units, featuring FENDI Casa kitchens with custom cabinets and high-end appliances from the Gaggenau. All residences include finished bathrooms featuring Italian marble with custom-designed fixtures.

  • Residences By Armani Casa

Residences by Armani Casa, completed in 2018, was developed by Dezer Development and the Related Group, featuring designs by Pelli Clarke Pelli, a firm known for building some of the world’s tallest buildings, with interiors by luxury brand Armani/Casa. Addressed as 18975 Collins Avenue located in Sunny Isles Beach, the tower stands 56-stories and 649-feet over the Atlantic Ocean waterfront. There are 308 residential units spanning 1,358 square feet to 6,138 square feet, ans is in fact located just a few addresses away from Dezer’s Porsche Design Tower. During the sales launch, units were priced from $2 million to as high as $15 million. One of the most notable offerings for this particular tower is the 35,000 square feet of lush amenities all designed by Armani/Casa.

  • Bentley Residences

Dezer Development announced their plans for the 749-foot-tall Bentley Residences in April of 2021, and is anticipated to become the new tallest tower on a beachfront in the United States. The structure will be designed by Sieger Suarez Architects together with a design team from luxury automaker Bentley Motors. Dezer plans on replacing his Days Hotel by Wyndham Thunderbird Beach Resort addressed as 18401 Collins Avenue with a curved glass superstructure of over 200 residences. Construction is expected to begin in 2023 and complete by 2026.

  • Aston Martin Residences

Aston Martin Residences, an 816-foot-tall, 66-story luxury residential skyscraper in Downtown Miami, is located at 300 Biscayne Boulevard Way, and is the building is designed by BMA Arquitectos & Asociados and Revuelta Architecture International. The project is being developed by G&G Business Developments in collaboration with luxury auto maker Aston Martin. The development will yield 391 residential units, and is on track to soon become the city’s second tallest building. Aston Martin utilized their Fibonacci series of vehicles to assist in the creation and balance of the exterior and interior of the building, while giving plenty attention to detail on fine materials often seen in their automotive products. Although the tower is still under construction, it should be near topping off and reach completion some time in 2022. Residences are starting from $750,000 to as high as $50 million for the penthouse units perched atop the structure.

  • Missoni Baia

The last luxury branded tower on this list is Missoni Baia, a 57-story, 649-foot-tall luxury residential tower under construction at 700 Northeast 26th Terrace in Edgewater, Miami. Designed by Asymptote Architecture with Revuelta Architecture International as the architect of record in collaboration with Italian fashion house Missoni, the structure is bound by Biscayne Bay to the west, Northeast 26th Terrace to the north and Northeast 26th Street to the south. 700 Edgewater Development LLC, a partnership between OKO Group LLC, Cain International and OB Group, is the developer of the project, which is expected to yield 832,192 square feet of space and 249 units. The residences will range from 1-to-5 bedrooms, ranging in size from 776 square feet to 3,788 square feet, priced from $600,000 to $9,000,000, and all have panoramic views of the city, the Biscayne Bay, Miami Beach, or the Atlantic Ocean. Paris Forino is designing the interiors. Completion is expected some time towards the end of this year.

With the upcoming completion of Aston Martin Residences and Missoni Baia, that’ll total 5 completed luxury branded residential towers for Florida, and sure enough, there will be many more to come as they continue to rise in popularity.
