Miami-Dade County‘s Department of Regulatory and Economic Resources has received an application for an Administrative Site Plan Review (ASPR) for a new mixed-use development on a vacant piece of land located at 8001 Northwest 27th Avenue in West Little River within Miami’s North Central Urban Center District. The development is titled Capri Place, an 11-story building designed by Behar Font & Partners set to rise on a 115,919-square-foot interior lot bounded by Northwest 80th Street to the south, Northwest 25th Avenue to the east and Northwest 27th Avenue to the west. West Palm Beach-based The Richman Group of Florida, Inc., a development arm of The Richman Group of Companies, is listed as the developer and owner of the application with La Paz Holdings, LLC as the property owner.

The proposed 11-story building should rise to approximately 105-feet and span roughly 536-feet of frontage along Northwest 80th Street and about 150-feet of frontage to the east and west along Northwest 27th and 25th Avenues. For the time being, only floor plans and diagrams are available, which reveal the building to be a singular structure with two wings connected by a central volume towards the center of the property. The ground floor contains two building lobbies as well as the entrance to 500-vehicle parking garage hidden behind the building, as well as 7,338 square feet of retail space and some amenity spaces as well. The residential units will be dedicated to affordable housing and will come in 1-bedroom, 2-bedroom, and 3-bedroom layouts varying in size from 600 square feet to 1,050 square feet. Residences begin on the ground floor’s east wing up until the top floor, totaling over 325,000 square feet of residential space.
