Foundation work is now underway for Metro Edgewater, a 32-story mixed-use tower set to rise in what is referred to as the Paraiso District of Edgewater in Miami. Formely known as Paraiso Place, the building is designed by Pablo Burgos of Burgos Lanza Architects & Planners with JFS Design as the landscape architect. The property incorporates several lots collectively addressed as 452 Northeast 31st Street, and is planned to give rise to a 373-foot-tall structure yielding 520,638 square feet of real estate. The developer is Carlos Ortiz listed as Metro Edgewater LLC, a subsidiary of Prodesa International LLC.
In a recent post from The Next Miami, the new construction permit remains under review but foundation work has already begun on the site with Building Blocks Construction Inc. listed as the contractor. Demolition of the previous structures occurred back in 2020, which was a former rehab center once known as The Village. The project is being developed adjacent to the Paraiso Bay Complex, which is a series of condominium towers developed by the Related Group with designs by Arquitectonica and standing between 500 and 600 feet in height.
The design of the building is very familiar within the neighborhood, as it blends in well with the character of the neighboring residential buildings. Two elevations appear to feature rows of outdoor terraces on every residential floor, enclosed with aluminum guard rails and accessed through sliding glass doors. The northern and southern-facing elevations are not necessarily flush, and instead punch in on several occasions for more texture. The concrete walls just might be painted in grey smooth stucco if the current renderings are accurate.
The ground floor level welcomes tenants and guests through a double height lobby with an aluminum-framed impact glass system. Access to the parking garage will be located beside the building entrances
As per the pending construction permit filing, Metro Edgewater is projected to yield 279 residential units, 4,230 square feet of retail and a parking garage that can accomodate up to 300 vehicles; the units will be geared towards millennials and young professionals. The developer has chosen Miami-born artist Johnny Robles to adorn the metal louver screen envelop of the parking garage with geometric artwork. Another welcoming feature to be included in the development is a pedestrian promenade along Northeast 31st Street, which will act as a gateway to the Paraiso District from Biscayne Boulevard.

A construction schedule has not been announced, but one could expect completion some time late 2022 or early 2023.
