Iguana Investments Plans To Build 170-Room Hotel And 90,000 Square Feet Of Office Space In Downtown Jacksonville

Jacksonville Jaguars owner Shad Khan is planning an ambitious mixed-use project just south of TIAA Bank Field and the Hart Bridge Expressway in Downtown Jacksonville. Iguana Investments, Khan’s development company, just recently received  approvals from the city’s Downtown Investment Authority (DIA) to build a 170-room hotel along with 25 for-sale luxury residences and a 90,000-square-foot office building on the site of the former Kids Kampus by Metropolitan Park. Although there is no formal agreement in place, Four Seasons Hotel & Residences may be the intended brand for the hotel and residential component.

Designed by Dallas-based HKS Architects, the renderings below reveal two glass structures beside a revitalized marina connected to the St. Johns River featuring handsome curves and floor-to-ceiling windows. The largest of the two is likely the hotel and residential section, designed in a unique ‘V’ shape or a ‘checkmark’ form that opens up into the bay. Details on the floor count and dimensions of the building have not been revealed, but the renderings suggests it may rise 9 stories, likely around 100-feet in height or so. The curves come from the wrap-around terraces that provides unobstructed views of the waterfront and Jacksonville’s Southbank district across the river.

The second smaller structure appears to be the 90,000-square-foot office building planned for the site, that of which may rise around 5 stories and estimating 60-70 feet in height considering modern Class A spaces often feature taller ceiling heights. The superstructure is mostly oval-shaped and also features floor-to-ceiling glass windows, completely column-less in between the it’s perimeters and core walls, and sits on the northwestern corner of the development site.

The site is not specifically addressed as of yet, but if one is to refer to Google Map’s address for the former play ground, it lies somewhere between 1406 and 1410 Gator Bowl Boulevard. 1406 is the address to a temporarily-closed firehouse which will need to be relocated.

The site map also reveals there may be a second phase in the development planned for the future.

The project will be funded through a public-private partnership between Iguana Investments and the City of Jacksonville, costing Khan roughly $301 million to build. The city will contribute $114 million from tax-payer funds as an incentive to move forward with the project. Northbank’s riverwalk will also receive a facelift and renovation as part of the agreement.

There is no definitive timeline for construction, but with plans now approved and the site relatively vacant, the developer may break ground some time in mid 2022.
