New River Central, a Mixed-Use Development, Slated for 100 Southwest 6th Street, Fort Lauderdale, FL, 33301

New River Central is the working name of an $80 million mixed-use venture in Fort Lauderdale, FL. The venture sought verification in 2016 and just now reached its bidding phase. Right now, there’s six parties working on the endeavor, with New River Central LLC serving as the owner. New River Central will include both residential and retail aspects. The residential aspect will feature a 35-story apartment building that comprises 401 units. It will also require over 585,000 square feet of new construction.

The mixed-use building will tower 35 stories above grade

The retail aspect will include 4,422 square feet of new construction and include an eight-story parking garage with 428 spots. In total, the project will rest on .98 acres of land. Amenities include a high-rise pool, lounge, fitness center, and yoga studio.

New River Central has not started construction yet; Verdex Construction appears to be selected as the general contractor, per the Construction Journal. The Florida-based company has over 268 active projects, costing over $500 million total.

While we don’t know the cost of rent, based on information from Data USA, Fort Lauderdale’s median income is roughly $59,450 a year. Considering the residence’s coveted location, we can expect rent to somewhat fall into those parameters.

    So many new buildings.
    Makes the options to Rent or Own a big decision.
    Brand New buildings with all new working parts.
    Retirement/ Savings/ Meals/ Repairs/ Taxes all add up.
    Having family & friends close very important.
