3-Story Multifamily Fourplex Proposed For 800 84th Street In Miami Beach

The Design Review Board of Miami Beach will soon review proposals for a new multifamily residential tower. The building is proposed to rise 3-stories and nearly 40-feet-tall, addressed as 800 84th Street situated between Hawthorn Avenue to the west and Crespi Boulevard to the east in the Biscayne Point section of North Beach (Nobe). Four residences will be constructed, designed by Eduardo A. Pardo-Fernandez of CDS Architecture and Planning. A Delaware-based entity known as 6BM LLC is listed as the owner of the applications.

Renderings included in the filing reveals the modern aesthetic of the structure. The design responds suitably to the slender 50-foot wide site by utilizing unique curved structural columns and horizontal projecting concrete brise-soleils that break up the massing of the structure. The abundant windows on all elevations allow air and light to flow into the units and through the structure, which further breaks up massing while improving energy efficiency, and provides for a visually pleasing design.

“The project proposes to develop vacant unimproved land with a modern three-story structure that is consistent and compatible with the exiting built context of the area. The design of the building, including pedestrian and vehicular circulation, landscaping, and architectural treatments are consistent with the City’s Design review Criteria. Overall, the proposed design brings a low intensity multi-family building that is consistent with the Code and remains sensitive to the existing built context of the area.”

Each unit will include 3 bedrooms and 2.5 bathrooms, a private rooftop terrace overlooking Biscayne Bay, and parking for up to 2 vehicles at the ground floor level. The average unit scope is 1,531 square feet.

The developer estimates the project cost of construction to be approximately $800,000.00.

Proposals for 800 84th Street will be reviewed on October 5, 2021.
