221 Street Duplex LLC recently submitted plans for “Cauley Point Apartments,” a residential community offering 132 units. Layout plans range from one-bedroom to three-bedroom models, measuring 532 square feet to 1,285 square feet each.
The goal is to provide housing to Floridians leaving Miami’s city center and to the fringes of the city, hoping to find cheaper rent. Communal amenities would include a pool and laundry room.
The South Florida Business Journal reports that, if approved, the 2.25-acre build site will comprise three buildings. Two of those buildings will measure three stories above grade, comprising apartments. The third building will measure five stories. In addition to the residences, plans include over 3,000 square feet of restaurant and office space. Plans include over 150 on-surface parking spots.
Fleites De Leon Fleites Inc designed the venture, although only a handful of conceptual renderings are available online. One of the renderings suggests a garden-style apartment building with balconies. Fleites De Leon Fleites Inc is based in Miami and currently has four active projects, including Perrine Apartments, SeaHunter Boats, and Sunshine Villas. All of these projects are in the private sector in South Florida.
The proposed venture’s address is 22190 S.W. 122nd Avenue, Goulds, Miami, Florida, 33170, in Miami-Dade County. Google Earth’s renderings show that the proposed build site is currently vacant.
