A phased foundation permit has been issued to Miami-based real estate developer Related Group for a 47-story residential tower at 77 Southeast 5th Street in Brickell, Miami. According to a pending permit for vertical construction filed in December 2020, the plan for this development is a 478-foot-tall tower with 720,101 square feet of space including 506 multi-family rental units. The project is going by the name of One Brickell Tower II for the time being, and is designed by Arquitectonica. John Moriarty & Associates of Florida Inc. is listed as the general contractor. The permit was approved on June 2, 2022, and Related will have until November 29, 2022 to complete foundation work.

Below is an image of the pending vertical construction permit filed on December 3, 2020. MTCI Private Provider is reviewing the permits. The estimated costs for the construction of One Brickell Tower II is $86,002,353.

Property records from Miami-Dade County lists 444 Brickell Partners LLC as the owner, which is an affiliate company of Related. They also own the property at 444 Brickell Avenue to the east, which spans 73,349 square feet and is currently improved with a 13-story office tower built in 1972. Like it’s former neighbors, the 40-year old building could also meet the wrecking ball in the future as Related plans to erect three towers across both sites bordering Southeast 5th Street and Brickell Avenue along the Miami River.

Vertical construction permits for the highly anticipated 75-story Baccarat Residences Miami were filed back in March 16, 2022 within the same 102,620-square-foot interior lot as One Brickell Tower II. This project is addressed as 99 Southeast 5th Street, but county records lists the entire parcel as 77 Southeast 5th Street. Plans for Baccarat Residences Miami include 806,326 square feet of space comprising 352 condominium units and a 10,000-square-foot restaurant at the ground floor. The building will rise 835-feet. The cost of construction is $241,612,503.

The rendering above is the one of the latest for Baccarat Residences Miami, but a second tower is not rendered, so it is unclear as to how these two buildings will be oriented within the property. Baccarat’s narrower norther elevation faces the riverfront and the building sits directly across from the 42-story Brickell on the River residential complex at 31 Southeast 5th Street. The current 13-story office tower at 444 Brickell Avenue is not seen here, and is instead replaced by a portion of an 8-story podium connected to the Baccarat tower. YIMBY predicts the 47-story One Brickell Tower II will rise along the Southeast 5th Street frontage, leaving space for a third tower along the Brickell Avenue frontage. But if plans for a third are tower are scrapped, then One Brickell Tower II would rise along Brickell Avenue, generally resembling older conceptual renderings of the project.
Considering the short time frame granted for foundation work, ground breaking is expected to occur soon.
