Related Group and GTIS Partners Announce Collaboration with Viceroy on 45-Story Brickell Condo Tower

Developers Related Group and GTIS Partners, in partnership with the luxury hospitality company Viceroy, have announced the development of Viceroy Brickell – The Residences (Viceroy Brickell). Located at 77 Southeast 5th Street in Miami’s Brickell neighborhood, this 45-story tower, already under construction, was initially envisioned as a rental project but has since been repositioned as a condominium development. This marks Viceroy’s first standalone residential venture. Designed by the internationally acclaimed firm Arquitectonica, the building will feature interiors by award-winning studio Meyer Davis. With John Moriarty & Associates as the general contractor, construction is projected to top off later this year and be completed in early 2026. Related Group Nabs $164 Million Construction Loan For 506-Unit Rental Tower In Brickell

Charlotte, NC-based Truist Bank has issued a $164 million construction loan to Miami’s acclaimed condo king, the Related Group, for the first of three skyscrapers slated for a prime 3.9-acre development site along Brickell Avenue, south of the Miami River. Commonly referred to as One Brickell Tower II, the 47-story structure is reportedly planned to rise approximately 478 feet at 77 Southeast 5th Street and yield 506 rental apartments. Arquitectonica is the architect for the entire mixed-use development, which includes the planned 75-story Baccarat Residences Miami and an 82-story hotel and residential tower. John Moriarty & Associates is the general contractor for the tower, which is expected to begin construction next month.

Miami’s Building Department has issued excavation permits for One Brickell Tower II, a 47-story multifamily building planned for 77 Southeast 5th Street in Brickell, Miami. Designed by Arquitectonica and developed by the Related Group, the 478-foot-tall skyscraper will have 720,101 square feet of space including 506 apartments. The development represents one of three towers that are expected to rise on Related’s 3.9-acre One Brickell site, which includes the highly anticipated 73-story Baccarat condo tower and an even taller 82-story tower combining hotel and residential uses. John Moriarty & Associates is listed as the general contractor and Enea Garden Design Inc. is the landscape architect.

Permits have been filed for site and soil improvements at 77 Southeast 5th Street, where Miami-based Related Group plans on building a 47-story tower residential tower with 506 apartments. Also know as One Brickell Tower II, the 478-foot-tall structure would be one of three to rise within the One Brickell mixed-use development fronting the Miami River. John Moriarty & Associates is listed as the contractor, and the scope of work is estimated to cost $1.5 million. Isley Barajas of the Related Group is listed as the owner/applicant for the permits, filed on August 9, 2022.

FAA Building Permits Filed For 897-Foot-Tall And 848-Foot-Tall Structures At Baccarat Site In Brickell

Applications for building permits have been submitted to the Federal Aviation Administration (FAA) for two structures at Related Group’s 3.9-acre development site in Brickell, Miami, where the developer plans the One Brickell waterfront-facing mixed-use complex with as many as three towers. The first set of permits reveal a filing for an 897-foot-tall structure, or 901-feet above sea level, specifically at 444 Brickell Avenue. A second set of permits were filed for an 848-foot-tall structure, or 852-feet above sea level, around the northwest corner of the site which is likely 99 Southeast 5th Street. Both permit applications were created and filed on July 15, 2022 and are now under review by the FAA.

A phased foundation permit has been issued to Miami-based real estate developer Related Group for a 47-story residential tower at 77 Southeast 5th Street in Brickell, Miami. According to a pending permit for vertical construction filed in December 2020, the plan for this development is a 478-foot-tall tower with 720,101 square feet of space including 506 multi-family rental units. The project is going by the name of One Brickell Tower II for the time being, and is designed by Arquitectonica. John Moriarty & Associates of Florida Inc. is listed as the general contractor. The permit was approved on June 2, 2022, and Related will have until November 29, 2022 to complete foundation work.
