FAA Building Permits Filed For 897-Foot-Tall And 848-Foot-Tall Structures At Baccarat Site In Brickell

Applications for building permits have been submitted to the Federal Aviation Administration (FAA) for two structures at Related Group’s 3.9-acre development site in Brickell, Miami, where the developer plans the One Brickell waterfront-facing mixed-use complex with as many as three towers. The first set of permits reveal a filing for an 897-foot-tall structure, or 901-feet above sea level, specifically at 444 Brickell Avenue. A second set of permits were filed for an 848-foot-tall structure, or 852-feet above sea level, around the northwest corner of the site which is likely 99 Southeast 5th Street. Both permit applications were created and filed on July 15, 2022 and are now under review by the FAA.

YIMBY arranged and mapped out the coordinates listed on the permit applications to give better context on where these massive structures would stand, and how they size up with construction permit filings with the Department of Buildings (DOB). Four permits were filed for the 897-foot-tall structure at 444 Brickell Avenue, also known as One Brickell Tower III, an 82-story hotel and residential building proposed with 249-keys and dwelling units above. A 50-year-old, 13-story commercial building stands there  today. The DOB has no records of construction permit filings for this site as of yet. An earlier rendering of this site depicts two buildings almost precisely where the coordinates are mapped out. However, the most recent renderings of the Baccarat Residences marketing material omits all of other potential towers. One Brickell Tower III was originally proposed to rise 877-feet as per the previous FAA filing.

The second set of FAA permit filings for the 848-foot-tall structure is mostly likely for Baccarat Residences Miami, also known as One Brickell Tower I, a 75-story glass luxury condominium tower being developed between Related and Starwood Capital Group’s SH Hotels and Resort, which is expected yield 360 residences including 324 tower units, 8 penthouses and 28 riverfront flats and duplexes, and a 10,000-square-foot restaurant. Construction permits for 99 Southeast 5th Street filed back in March reveal the building could rise to 838-feet, span 73-stories, and yield around 806,000 square feet of space. There are typically some variances between FAA permit filings and construction permit filings, but these two are the most similar to each other. Nonetheless, this tower has definitely received a height bump compared to the previous proposal of 828-feet

What’s not pictured in the mapped coordinates are filings for One Brickell Tower II for 77 Southeast 5th Street, where the smallest tower is most likely to rise. An FAA approval from 2020 allows the tower to rise 550-feet, but pending construction permits show a 478-foot-tall tower with 720,101 square feet of space could rise here and would include 506 multifamily units across 47 floors. This structure may just rise on the southern portion of the site, along Southeast 5th Street and not directly facing the river front.
