Miami’s Building Department has issued a foundation permit for One Brickell Tower II, a 47-story multifamily building planned for 77 Southeast 5th Street in Brickell, Miami. Designed by Arquitectonica and developed by the Related Group, the 478-foot-tall skyscraper will have 720,101 square feet of space, including 506 apartments. The development represents one of three towers that are expected to rise on Related’s 3.9-acre One Brickell site, which includes the highly anticipated 73-story Baccarat condo tower and an even taller 82-story tower combining hotel and residential uses. John Moriarty & Associates is listed as the general contractor, and Enea Garden Design Inc. is the landscape architect.
The foundation permit was issued on November 28 and will allow for site work only, which includes excavating the site, inserting piles into the ground, and site and soil improvements. The permit also lists the project’s general contractor as the contractor for this scope. Related will pay an estimated $1.5 million. The previously approved phased foundation permit from June was revoked today.
Related has made another step forward in attaining vertical construction permits for the project, as the plan was approved earlier this month. Plans were submitted in December 2020 and lasted nearly two years under review. The projected cost for construction is $86,002,353. It is unclear if the developer plans to rename the building; One Brickell Tower II is listed on the permit filings.
Despite the progress in the permitting stage, we still don’t have any official renderings or diagrams of the building. The only set of images that gave us a glimpse of what would be built there is the featured image above and the following images, which date back as far as 2014.
The latest Baccarat marketing material omits the other two towers, depicting the 73-story tower atop a podium fit for all three towers.
A site plan from a Baccarat Residences brochure confirmed the other two towers are still in the works, listed as Tower II and Tower III.
A July 15 FAA filing indicates One Brickell Tower III could rise 901 feet above sea level, and Baccarat could rise 852 feet above sea level. One Brickell Tower II, approved by the FAA in 2020, is permitted to rise up to 554 feet above sea level. The intended height is a bit of a grey area, with the construction and FAA permits having two heights listed. It’s only a matter of time before those details are finally confirmed by the developer or contractor.
