Permits have been filed for site and soil improvements at 77 Southeast 5th Street, where Miami-based Related Group plans on building a 47-story tower residential tower with 506 apartments. Also know as One Brickell Tower II, the 478-foot-tall structure would be one of three to rise within the One Brickell mixed-use development fronting the Miami River. John Moriarty & Associates is listed as the contractor, and the scope of work is estimated to cost $1.5 million. Isley Barajas of the Related Group is listed as the owner/applicant for the permits, filed on August 9, 2022.
One Brickell Tower II also has pending vertical construction permits, filed back in December 2020. The scope of work is estimated to cost $86,002,353 with John Moriarty and Associates listed as the general contractor. Phased foundation permits had been applied for in March 2021 and approved in June of this year, but they were revoked by the Department of Buildings late last month.
One Brickell Tower II is expected to yield 720,101 square feet of space, according to the pending permits. Other towers planned for the One Brickell site include the highly awaited 75-story Baccarat Hotel & Residences and One Brickell Tower III, which were submitted to the FAA to rise 848-feet and 897-feet. The Baccarat tower has pending construction permits under review by a private provider, planned to yield 806,326 square feet of space including 352 condominium units and a 10,000-square-foot restaurant. Costs are project to reach around $241 million. One Brickell Tower III would replace an existing 13-story commercial building at 444 Brickell Avenue, but demolition permits have not been filed to raze the structure.
