Charlotte, NC-based Truist Bank has issued a $164 million construction loan to Miami’s acclaimed condo king, the Related Group, for the first of three skyscrapers slated for a prime 3.9-acre development site along Brickell Avenue, south of the Miami River. Commonly referred to as One Brickell Tower II, the 47-story structure is reportedly planned to rise approximately 478 feet at 77 Southeast 5th Street and yield 506 rental apartments. Arquitectonica is the architect for the entire mixed-use development, which includes the planned 75-story Baccarat Residences Miami and an 82-story hotel and residential tower. John Moriarty & Associates is the general contractor for the tower, which is expected to begin construction next month.
The latest rendering for One Brickell Tower II, first spotted by Commercial Observer, depicts the building from a ground-view perspective seen from Brickell Avenue facing east. We know this because Icon Brickell is shown in the background. This is the first time we see some branding for this phase of the project, as noted by the sign atop a landscaped wall saying ‘The One’. It’s one of those details that may still be subject to change considering Related themselves have not confirmed this naming scheme. The article from Commercial Observer refers to the project as 444 Brickell Tower II, and permits show One Brickell Tower II, so it is unclear which direction the developer is going with branding. Since the Baccarat tower, also recognized as One Brickell Tower I, is already branded, the likelihood is that this tower rental tower may in fact be named ‘The One’, and the 82-story hotel and condo could be individually branded too.
If the rendering above holds any accuracy, we can confirm that the design language for ‘The One’ will be cohesive with that of the Baccarat condo tower. The base of the tower features a double-height lobby with a canopied entrance and exposed concrete support columns that rise into what can be described as an undulated wall of residential balconies. Contiguous horizontal bands of glass enclose the balconies, and perimeter walls are finished in a gray-like smooth stucco. Ample landscaping surrounds the property, which will have a drop-off area along Brickell Avenue. Although not shown above, all three towers should be connected by a multistory podium, as seen in older renderings (below). That joining podium should contain spaces parking and support an outdoor amenity level on its roof.
The official height and floor count for ‘The One’ is still in question. Construction permits show Related plans on building a 47-story rental tower, whereas other sources have reported the developer mentioning 44 stories. A full set of official renderings has yet to be released to te public.
Permits for site work – excavation and plumbing were issued last year. Vertical construction permits are still pending due to unpaid permit fees. FAA building permits were issued in 2020.
