The Gallery at Lummus Parc Proposed for 395 Northwest First Street, Miami, Florida, 33132, in Miami-Dade County

The Gallery at Lummus Parc is in the works for the downtown Miami region. The mixed-use venture would comprise two towers, measuring 27 stories and 30 stories.

Connected by a skybridge, the Next Miami notes that the proposal calls for about 440 apartments––many of which are designated as affordable housing. Twenty percent of the units are reserved for low-income residents, while another 20 percent will be designated as workforce housing.

The towers would measure over 25 stories.

Homes range from 495 square feet to 1,220 square feet, varying from studios to three-bedroom apartments. Features also include a 10-level 478-spot parking garage and 5,400 square feet of retail.

There’s also an 11-story amenity deck that could comprise a swimming pool, fitness center, game room, and more. Sources note that, presently, developers are seeking site plan approvals.

Construction could start in April 2023, although this hasn’t been officially confirmed. Prior to construction, the general contractor must demolish a two-story office building. The South Florida Business Journal notes that the Gallery at Lummus Parc would rest on a build site measuring just over one acre.
