Related Group, along with ROVR Development and BH Group, have landed a hefty $76 million loan to begin construction on District 225, a 37-story Airbnb-branded condominium development planned for a 15,000-square-foot site at 225 North Miami Avenue in Downtown Miami. Construction funding came from New York-based lender Madison Realty Capital to build the 394-foot-tall tower, which was approved by city planners in April 2021. The project is designed by Sieger Suarez Architects with interiors by the Meshberg Group, and will include 343 fully-finished and furnished units – all of which are sold out. The construction of District 225 will be managed by Craft Construction Company LLC. according to pending permits, and is projected to completed in 2024.

Residential units will come in studio, one- and two-bedroom floor plans ranging between 474 and 874 square feet. Brooklyn, NY-based interior designer Meshberg Group is working with the developers to deliver the units fully furnished and finished with interiors prepped for immediate occupancy and short-term rentals. The Airbnb rental listings will be managed be Atlantic & Pacific
All units will have gourmet kitchens featuring custom Italian cabinetry, along with Smeg appliances, including paneled refrigerator/freezer and dishwasher, built-in convection oven, cooktop, and microwave.
District 225 will offer it’s residents and short-term tenants a generous amenity package, which includes a social lounge, a fitness center, a basketball and racquet court, a virtual reality entertainment center, coworking spaces, a restaurant/bar area, grilling and bbq areas, an outdoor pool on the 6th floor and a spa.
Site work is reportedly underway, according to The Next Miami, who recently spotted a pile driver, excavator and mobile crane at the site. Construction permits were filed on November 15, 2021 and remain pending. However, the developers hired a MTCI Private Provider to review the permit application and expedite the process. With the loan now secured, it is likely for permit approvals to follow soon after. YIMBY expects vertical construction to progress relatively quick considering the project does not have a parking garage, and the repetitive slab dimensions will allow for the structure to top off faster than usual. Parking for residents and short-term guests will be at the Miami Parking Authority garage across the street.
