Novo Gateway, a 344-Unit Complex, Planned for Fort Myers, Florida

Novo Gateway is presently in the works for Fort Myers, Florida. The residential venture will offer a total of 344 homes, comprising 270 apartments and 74 townhomes. Apartments measure about 931 square feet, and townhomes measure around 1,701 square feet. The apartment units feature one to three-bedroom layout plans, while the townhomes feature two-bedroom, three-bedroom, and four-bedroom units.

Per the venture’s website, occupancy will start in early 2023. Communal amenities include a dog park, fitness center, car wash, and other resort-style amenities. Conceptual renderings show low-rise buildings with wood frames. The building themselves measure no more than three stories above grade.

Novo Gateway will offer more than 300 homes.

Novo Gateway is just one of many active ventures Sheldon McNally Real Estate Partners has in the pipeline right now. The firm presently has a multi-million-dollar apartment complex planned for Jacksonville, FL. Per the Jacksonville Business Journal, the venture will offer 300 units spread across 10 buildings, resting on a 22-acre lot.

It will feature similar amenities to Novo Gateway. Construction could start on the Duval County venture in August 2022. Group 4 Design Inc. is the architect, and England Thims & Miller Inc. is the civil engineer.

Sheldon McNally Real Estate Partners has a similar ventured planned for Jacksonville, FL.

Novo Gateway is planned for the intersection of State Road 82 and Colonial Boulevard. The other venture will be located on Samaritan Road in Jacksonville, FL.
