Madison Palms is an affordable housing complex slated for Jacksonville, Florida. The Jacksonville Daily Record reports that the residential community will comprise 240 units on a 12.16-acre lot.
Site plans reveal that the homes will be spread across eight three-story buildings, centered around a pond. Units will comprise one-bedroom to three-bedroom units. There are 96 one-bedroom units, 96 two-bedroom units, and 48 three-bedroom units.
Eligibility depends on a household’s income level and how many people reside in the household. Sources note that 132 units are reserved for those making at or below 100 percent of the area median income (AMI), while 97 are for those making 60 percent of the AMI.
Finally, 11 of the units are for those making 33 percent of the AMI. Communal amenities are mostly located on the west side of the property, offering a children’s playground, swimming pool, clubhouse, and dog park.
Madison Palms will cost $56.3 million to complete. The Jacksonville City Council approved a $5 million construction loan. The Vestcor Companies, Inc. is the developer. Bold Line Design LLC is one of the venture’s consultants. As of November 2022, Madison Palms was in its conceptual design phase.
Construction could start in Fall 2023 and take anywhere from 12 to 18 months to complete. Madison Palms’ address is 8300 Merrill Road, Jacksonville, Florida, 32277, in Duval County.
