Hollywood-based Blue Monster Investments, LLC, has requested an Administrative Site Plan Review (ASPR) for 4875 Northwest 22nd Avenue, a 10-story building of primarily residential use planned in Model City, Miami-Dade County. Designed by Plana International led by Boca Raton-based architect Jaime Plana, the 131-foot-tall structure is proposed to yield an approximate total of 31,039 square feet of space including 36 dwelling units, just under 773 square feet of commercial space, and 6 parking spaces. Construkom USA is listed as the applicant’s representative for the project.
The 7,575-square-foot property is generally located on the southeast corner of Northwest 22nd Avenue and Northwest 49th Street in the Earlington Heights sub-division of the Model City Urban Center District, which is a neighborhood bound by Little Haiti and Little River to the east, Allapattah to the south, Brownsville to the west and West Little River to the north. The site is roughly 8 minutes from Miami International Airport and Downtown Miami.

The design for the residential building leans towards the modern contemporary architectural style, which combines beige-colored stucco finishes with wood trim accent panels and light aluminum window frames and railings. The structure has a few setbacks but is generally rectangular with symmetrical window arrangements. At 10 stories, the building would be the tallest within the general area as a majority of the neighboring improvements are single-story structures.

Initially, the developer attained approval from county planners for a residential complex of 21 units but has decided to submit the project again in order to increase the density of the development. All of the units would be offered as rentals with floor plans ranging from one to three bedrooms, sized from 516 to 1,109 square feet. 6,500 square feet would be designated for common areas.
The ASPR application is now being considered and reviewed by county planners.
