Prominent Miami developer, Ugo Colombo of CMC Group, has recently broken ground on Vita at Grove Isle, a boutique condominium at 5 Grove Isle Drive on the 20-acre gated private island just off the shore of the city’s Coconut Grove neighborhood. Collaborating with global architecture and design firm CallisonRTKL, local architectural firm S & E Architects, and Italian designers Carlo and Paolo Colombo of A++ Human SustainableArchitecture, the seven-story development is set to offer 65 residences featuring unobstructed panoramic bay views, exquisite detailing, and the finest materials and workmanship. The project, designed as a singular architectural structure comprising three buildings – Mare, Luce, and Sole – echoes its distinct Grove Isle setting with a graceful, curved shape inspired by the island’s natural contours while maximizing vistas of the shimmering Biscayne Bay. Set amidst verdant, native landscaping, Vita at Grove Isle is poised to deliver a boutique living experience, with construction now underway and an estimated completion timeline of 24 to 28 months.

YIMBY received aerial images from the developer’s PR representative, offering a glimpse into the initial stages of construction at the site. Various construction equipment, including excavators and pile drivers, can be seen actively working on the project

As Coconut Grove cements its reputation as a sought-after destination for newcomers, the neighborhood is witnessing a surge in housing costs due to rising prices and limited inventory, contributing to decreased sales volume. A One Sotheby’s report from February 2023 reveals a 32% year-over-year increase in average home prices. Amidst this trend, over 40% of the residences at Vita at Grove Isle have already been pre-sold, predominantly to U.S. buyers. The development is set to offer three-, four-, and four-bedroom plus den units, ranging from 2,500 to 6,500 square feet, along with twelve exclusive penthouse residences spanning 3,400 to 6,600 square feet. Each penthouse boasts a private rooftop terrace with a full-size swimming pool, full bathroom, and summer kitchen. Starting prices for the residences and penthouses are $5.5 million and $12 million, respectively, reflecting the strong demand for luxurious living spaces in the burgeoning Coconut Grove market.

Vita at Grove Isle showcases Ugo Colombo’s commitment to enduring luxury and unrivaled quality in every aspect of its design, from the seamless flow of residence floor plans and innovative home features to the fine marbles imported from Italian quarries. Each residence’s design details reflect this dedication to location and amenities.

Units include private elevators, exclusive foyers, and modern open-concept kitchens with top-quality appliances. Bathrooms boast custom Italian cabinetry, high-end fixtures, handpicked marble, and expertly crafted stonework. Featuring ceilings at least 10 feet high, residences come equipped with innovative home technology for lighting, climate control, and water/air filtration systems. Soundproofed interior walls ensure relaxation and privacy for residents. Additionally, units offer spacious 13-foot-deep waterfront terraces, with penthouses providing up to 6,000 square feet of private rooftop space, perfect for year-round outdoor dining, lounging, and entertaining.

“While the Grove has been a stronghold for single-family-homes, Vita will usher in a new era of high-end condo homes that resemble nearby estates with expansive square footage, refined style, and a superior location,” said Ugo Colombo, Founder of CMC Group. “In addition, the project will revitalize Grove Isle to its heyday of being a stronghold for those who want privacy and waterfront elegance while maintaining access to Miami’s nearby city centers.”

Vita at Grove Isle offers residents an extensive collection of thoughtfully designed indoor and outdoor amenities, such as a private bayfront pool, poolside bar and lounge, state-of-the-art fitness center, spa, and children’s playground. Additionally, residents will receive a house membership to the “Vita at Grove Isle Club,” featuring a club pool, bar, lighted tennis, padel ball, pickleball courts, and a gourmet restaurant and bar open to the public. The development also provides access to the island’s private marina.

Residents will enjoy various perks, including private car garages with EV charging provisions, 24/7 valet service, bicycle storage, advanced technology, and WiFi throughout the building. The personal concierge service assists with various arrangements, such as dining and entertainment reservations, home provisioning, housekeeping, child and pet care, personal shopping, private events, transportation, car detailing, mail collection and forwarding, and package deliveries.

Moreover, the Vita Linc app serves as a digital concierge, allowing residents to register guests, provide electronic keys, contact property management, privately message residents, check on packages, access appliance manuals and condo documents, and request vehicles from the valet. This comprehensive suite of amenities and services ensures a comfortable and convenient living experience for all Vita at Grove Isle residents.

Ugo Colombo has steadfastly committed to timeless elegance, exceptional luxury, and scrupulous attention to detail throughout his thirty-year journey in the dynamic Miami real estate scene. In 1993, Colombo’s CMC Group initiated the construction of Bristol Tower, a project that began Miami’s luxury residential boom. Following the success of Bristol Tower, the 52-story Santa Maria was unveiled in 1996, transforming Brickell’s skyline and solidifying the district as a global luxury market powerhouse.

Since then, the firm has selectively developed several condominium projects such as Porto Vita, Grovenor House, EPIC Hotel & Residences, and Brickell Flatiron. These projects have maintained their value and continue to hold their ground against new developments in the market. Onda, situated on Miami’s Bay Harbor Islands, is currently nearing completion and is slated to be finished later this year.

Grove Isle stands as one of Miami’s most exclusive residential enclaves. Occupying 20 acres, this gated private island in Coconut Grove is just a stone’s throw away from mainland Miami via the picturesque Grove Isle Drive bridge. Residents treasure the tranquil community for its panoramic bay views and peaceful atmosphere. The island’s proximity to Miami’s finest shopping, elite schools, top-notch restaurants, and entertainment destinations in areas such as Brickell, Miami Beach, and Coral Gables cements its status as one of the most affluent neighborhoods in the United States.
