18050 W Investments hopes to get approval for a 20-story mixed-use development in Miami’s Ojus neighborhood. The unnamed development will comprise 120 studio apartments and one-bedroom apartments, along with five two-bedroom units. Additionally, plans call for more than 90,000 square feet of office space and 5,580 square feet of commercial space. There is also an amenity deck on the 12th story.
This will all take shape on a build site measuring .92 acres, which the developer purchased for about $4.2 million in 2022. The two parcels currently have different zoning, and the developer will have to seek rezoning approval.
18050 W Investments hopes to gain a workforce density bonus in exchange for making 10 percent of the homes workforce housing units. Ten percent of the homes would be designated for people making 140 percent of the area median income.
Arquitectonica is the architect. Renderings via the South Florida Business Journal show a uniquely-styled high-rise building. The development is just one of many residential communities evolving in Miami-Dade County right now.
The development’s address is 18050 W. Dixie Highway, North Miami Beach, Florida, 33160, in Miami-Dade County. If approved, the community would rest west of Sunny Isles Beach and north of Keystone Islands.
