Shahab Derazi, the president of J&H Advisors, has one thing to say about Grand Ocean: “This isn’t going to be just another building at the beach.” The luxury three-story development will reflect the values of Atlantic Beach.
The low-rise development will have two stories of Class A office space, along with ground floor retail, restaurants, and other amenities. The two stories of office space will be 14,000 square feet total. They will feature balconies and elevators.
Per the Jacksonville Business Journal, the development will have 40 valet parking spots for both visitors and employees. The Jax Daily Record notes that Grand Ocean will comprise 25,000 square feet of new construction and rest on a build site measuring .04 acres.
The venture’s expected to break ground by June 1, 2023. It will likely take anywhere from 14 to 16 months to complete. J&H Advisors is representing the property owner, GPS Holding Group LLC. It purchased the build site for $500,000 in 2018. Grand Ocean itself will cost $4 million to finish.
Grand Ocean’s address will be 42 E. Coast Drive in Atlantic Beach, Florida, 32233, in Duval County. The venture is block away from the One Ocean Resort & Spa.
