Designed by Cohen Freedman Encinosa & Associates, the proposed project encompasses 373 residential units, a parking facility yielding 608 spaces, and 20 bicycle spaces. The undertaking reflects the developer’s intention to present soon a Zoning Hearing Application requesting Special Exception approval for a comprehensive concept plan in alignment with the Rapid Transit Zone (RTZ) SMART Corridor Subzone.

The property, identified by the Miami-Dade County Property Appraiser’s Office under Folio No. 30-2232-008-0020, spans around 3.25 acres or roughly 141,368 gross square feet. Nestled along Biscayne Boulevard, a major thoroughfare, the site currently lies vacant within the precincts of the RTZ SMART Corridor Subzone. According to the Comprehensive Development Master Plan (CDMP) Future Land Use Map (FLUM), the western fringe of the property, facing Northeast 14th Avenue, holds a “Medium Density Residential” designation. The remaining expanse is classified as “Business and Office.” The forthcoming CDMP Amendment Application will reclassify the Medium Density Residential segment to Medium-High Density Residential.

The envisaged development blueprint outlines a multi-family complex with 373 residential units in a mix of studio, one-, two-, and three-bedroom floor plans, further conforming to the requisite 12.5% Workforce Housing Units, with an additional 11 units earmarked for Workforce Housing as part of a preceding CDMP Covenant. The project’s maximum height is 11 stories, tapering to 8 stories along the center and Northeast 14th Avenue. This thoughtful design choice ensures harmony with the adjacent architectural landscape, considering taller structures to the east, northeast, and southeast, along with an existing 8-story building with a parking garage on the adjoining southern property and an ongoing application for an 8-story development on the northern neighboring parcel.
The developer anticipates Miami-Dade County’s’ thorough evaluation of this application, with the requested pre-application meeting set for September 7, 2023.
