Aperture Slated for 2025 Reveal at 12727 E. Colonial Drive, Orlando, Florida

Two developers have plans for a student housing development in Central Florida. Meet Aperture, two five-story residence halls offering 680 beds. The beds will be spread across 204 units, offering studio to four-bedroom floorplans.

Residences come equipped with quartz countertops, memory-foam mattresses, and keyless entry. Amenities include everything a college kid would want––a computer lounge, swimming pool, courtyard, e-sports gaming center, and a whole lot more.

Sitework is already underway.

Aperture will take shape on an 8.2-acre lot where site work has already started. Completion is slated for late 2025, and the venture’s expected to cost $50 million to complete. Toll Brothers Inc. and The Davis Cos. are the two developers.

Aperture is Toll Brothers Inc.’s second Florida community. The Davis Cos. oversees more than 5,000 residential units across the country. While Aperture is intended for students at the University of Central Florida (UCF), it’s also open to students of other colleges, such as Full Sail.

Aperture will replace this preschool.

REBusiness Online notes that demand for student housing is high in the area, with UCF boasting more than 70,000 students. Aperture is underway at 12727 E. Colonial Drive, Orlando, Florida, 32826, in Orange County. It’s located at the mouth of Florida State Road 408. The community will offer shuttles to nearby UCF.
