Our sources point to an exciting venture proposed for Miami’s Model City. Enter the Valley at 22nd, an eight-story apartment complex hosting 67 apartments. The one-bedroom to three-bedroom units would span from 550 to 1,070 square feet each.
The developer, Ballybunion Investments LLC, intends to utilize a workhouse housing density bonus that would allow for an increased number of apartments but a reduced number of parking spots. The only residential amenity is a second-floor common area.
Aside from the residential aspect, other features include 1,850 square feet of commercial space and 24 parking spots. If approved, the venture would comprise 56,934 square feet of new construction on a 0.21-acre lot. The developer acquired the vacant parcel for $490,000 in 2021.
Ballybunion Investments LLC intends to get feedback from the Model City community before filing official site plans with the city. The Valley at 22nd would be a new addition to the historically Black Model City that isn’t government-supported affordable housing.
VMS Architecture & Development is the architect. Conceptual renderings show a mid-rise building where select units come with balconies. The Valley at 22nd could soon unfold at 5712 N.W. 22nd Avenue, Miami, Florida, 33142, in Miami-Dade County. The venture would be west of I-95.
