Developers Get Approval From Miami’s UDRB For 38-Story ‘2900 Terrace’ In Edgewater

Miami’s Urban Development Review Board has issued approval for 2900 Terrace, a new 38-story mixed-use development slated for 401 Northeast 29th Terrace in the Edgewater neighborhood. This 380-foot-tall project is a collaboration between LNDMRK Development and Oak Row Equities, with design by the renowned architectural firm Arquitectonica. The development is anticipated to encompass 629,829 square feet, including 324 residential units, 22,354 square feet designated for office use, 13,108 square feet for commercial use, and 515 parking spaces. Construction is expected to be completed in 2026.

Strategically positioned on 1.5 acres in Edgewater, 2900 Terrace is conveniently close to various dining and retail destinations, such as The Shops at Midtown Miami and the Midtown shopping mall. The Miami Design District and Margaret Pace Park are within a mile, and downtown Miami is a mere 5 miles away, making it an attractively situated property for potential residents.

The residential component will offer a mix of one-, two-, and three-bedroom units with an average size of 1,069 square feet. Amenities in the 2900 Terrace are set to be expansive, covering two full floors, and will include a state-of-the-art fitness center with a yoga studio, a pet spa, a sauna, and a golf simulator. The coworking spaces are designed with modern productivity, featuring podcast studios and a content creator studio. Outdoor leisure will include a swimming pool, cabanas, and a coworking terrace.

The tower’s architectural design is set to feature a sophisticated palette of materials that combine both aesthetic appeal and functionality. Bronze and grey perforated corrugated metal mesh will give the structure a textured façade, while glass railings and reflective glazing with a grey tint add a modern, sleek touch. The glazing will be complemented by charcoal-colored window frames, integrating a subtle contrast against the medium grey stucco, and board-formed concrete will introduce an industrial edge to the building’s exterior.

Oak Row Equities and LNDMRK have recently secured a site work permit for a 40-story apartment and office tower nearby at 2600 Biscayne. In addition, Oak Row is co-developing Wynwood Plaza, an expansive complex spanning 1 million square feet, comprising office space, residential units, and commercial areas, with its completion targeted for 2025. The progress of this project was marked with a top-off celebration earlier this year.
