Menesse Brickell to Offer 300 Luxury Residences at 143 Southwest Ninth Street, Miami, Florida

Florida YIMBY has learned that developer Menesee Brickell LLC has refinanced Menesse Brickell, a high-rise venture in Miami. The 39-story project will measure 426 feet tall, offering 400 residences and 415 parking spots.

There will also be 19,000 square feet of outdoor space. The Next Miami reports that the luxury housing development will also offer various amenities, although we’re not clear on those details yet.

The project will offer 300 homes.

Initially, developers envisioned a 24-story, 350-unit building with 180 parking spots. However, the Real Deal reports that the developers decided to expand on the venture upon gauging market interest. Behar Font & Partners is the architect.

Conceptual renderings show that Menesee Brickell will rest atop a podium. Our sources indicate that the Coral Gables-based firm presently has 36 active projects, costing more than $2 billion total. Construction on Menesee Brickell could start next year. Google Earth’s images show that the 0.7-acre build site is currently home to a four-story apartment building.

The tower will rest on a 0.7-acre lot.

The general contractor will have to demolish the complex to make room for the new high-rise. The developer purchased the site for $23.5 million in 2022. Menesse Brickell could soon unfold at 143 Southwest Ninth Street, Miami, Florida, 33130, in Miami-Dade County. It will lie east of I-95 and north of Hobie Beach.
