Two Housing Developments Approved for St. Johns County, FL

Our sources indicate that developer PulteGroup has two projects planned for St. Johns County in Northern Florida. The two ventures (the Landings at Greenbriar and the Landings at St. Johns) will offer more than 1,000 homes total.

The Jacksonville Business Journal notes that the Landings at St. Johns is the largest of the two, offering 761 age-restricted homes on 581 acres. Units will span from one-story to two-story floorplans, aimed at 55-plus seniors with active lifestyles.

The developments could finish construction by 2025.

The Landings at Greenbriar will have up to 588 homes on an adjacent 382-acre site. Per the Jacksonville Daily Record, the Landings at St. Johns is expected to open in 2025. St. Johns County commissioners approved the rezoning and proposals in September 2023.

As part of getting the projects approved, the developer agreed to improve some surrounding roadways to help with traffic congestion. Some obligations include making turn-lane improvements near local public schools. The developer is investing more than $11 million to make these changes possible.

The venture will offer more than 500 homes.

The Landings at St. Johns will lie south of Greenbriar Road, west of Longleaf Parkway.

The Landings at Greenbriar will be located practically next door. The goal of both of these ventures is to expand the housing options in the region.

  1. Stop letting these new developments come in! I don’t even live in St John’s county and wouldn’t live there if I was given free land. Too many people!!!!!
