11-Story Mixed-Use Tower ‘Forum Park’ Proposed For 18820 W. Dixie Highway In Ojus, Near Aventura Mall

A mixed-use development is on the horizon in the burgeoning Ojus neighborhood near Aventura Mall. Aventura Office Center LLC, under the leadership of Yakov Cohen and Cheryl Cohen from Sunny Isles Beach, has propelled forward with plans for an innovative 11-story tower at 18820 West Dixie Highway. This project, known as Forum Park, emerges on a 1.32-acre site, previously acquired for $7.5 million in 2022, heralding a new chapter for a parcel that lay dormant despite prior ambitions for development by CK Prive Group in 2017.

With a total square footage of 302,223, Forum Park is poised to blend 120,000 square feet of office space, 4,400 square feet of commercial area, 12 residential units, and 394 parking spaces into a cohesive urban tapestry. The design stratagem places offices from the second to the tenth floor, each with expansive floor plates and a crowning rooftop terrace, complemented by a separate eight-story parking garage and a two-story residential building dedicated to one-bedroom units, fostering a sense of community and privacy away from the urban hustle.

Arquitectonica, the acclaimed Miami-based architectural firm, has been tasked with bringing Forum Park to life, embedding the project with a sleek, modern aesthetic. The design, marked by a striking dark gray and white palette, incorporates ribbon windows and angular glass facades designed to convey dynamism and fluidity. This architectural pursuit harmonizes form with function, ensuring that the building stands out along the Ojus skyline and integrates seamlessly with its environment through landscaped terraces and rooftop amenities. These elements are carefully crafted to enrich the user’s experience, softening the building’s silhouette against the backdrop of the vibrant Ojus neighborhood.

The project’s ambition extends beyond mere construction; it represents a nuanced response to evolving urban landscapes, integrating office, commercial, and residential uses to activate West Dixie Highway’s street frontage while preserving the tranquility and privacy of residential spaces. The proposed development, articulated in a Letter of Intent dated January 24, 2024, to Miami-Dade County, reflects a strategic modification of previously approved plans, aligning with the Ojus District’s updated regulations that now accommodate up to 12 and 15 stories in designated areas.

Forum Park project leverages the expertise of a skilled development team, including CSW Structural Engineers for structural engineering, TWR Engineers for mechanical, electrical, and plumbing (M.E.P.) engineering, Schwebke-Shiskin & Associates Inc. for civil engineering, NV5 for geotechnical engineering, Enea Garden Design for landscape architecture, and SLS Consulting, LLC for fire consulting.
