Two developers have proposed an eight-story mixed-use venture in Coral Gables. The prospective tower, dubbed “299 Minorca,” would comprise 58,572 square feet of new construction, occupying a 10,341-square-foot site that serves as a surface parking lot.
If approved by city officials on June 28th, the project would offer 57 condos intended for short-term rentals, with the homes themselves spanning 502 to 931 square feet, according to the South Florida Business Journal.
The proposal also calls for 4,820 square feet of commercial space. There would be no on-site parking. Communal amenities include a second-floor fitness center and an eight-floor swimming pool deck and lounge.
Constellation Group and Boschetti Group are the two developers. They have extensive experience with short-term rental projects. Aside from 299 Minorca, the two are working on 4241 Aurora, another residential complex also located in Coral Gables.
On 299 Minorca, the developers have partnered with Hamed Rodriguez Architects, the project’s designer. The South Florida-based firm was the architect of Villa Valencia, a 13-story luxury high-rise tower in Coral Gables. Completed in July 2022, the 154-foot-tall structure has just 39 condos.
299 Minorca could take shape from where it gets its namesake: 299 Minorca Avenue, Coral Gables, FL, 33134, in Miami-Dade County.
