Orlando Developer Revises Plans for Townhome Community in Hourglass District

An Orlando developer has revised plans for a townhome community in the city’s Hourglass District. Originally proposed in February 2024, plans initially called for 44 three-story townhomes measuring 45 feet tall.

Now, in response to Orlando’s Curry Ford Vision Plan, developers have reduced the number of townhomes from 39 to 36, and they will measure 39 feet, two inches tall—a reduction by more than six feet.

The new plans will allow developers to add more parking spots and increase the number of driveway connections. The homes will remain three-story models. City records indicate that the Municipal Planning Board will hear a proposal on August 20th to rezone the parcel from R-1A (One-Family Residential) to RES-LOW (Residential Low Intensity).

The Orlando Business Journal reports that Z Development Services filed the application on behalf of National Real Estate, an Orlando-based developer that’s credited with coining the term “Hourglass District.” In 2020, the organization proposed a mixed-use venture in the same area that would offer 250 apartments and 10,000 square feet of retail.

Our sources suggest that locally based dap design llc is the architect, although this was not officially confirmed. The new 36-unit townhome development is planned for “the corner of Clark and Raehn Streets” in Orlando, FL, 32806, in Orange County.
