Parking Lot Could Serve as Homes at 900 Broken Sound Parkway Northwest, Boca Raton, FL

Locally based 900 Broken Sound Acquisition Co. has filed an application with Boca Raton city officials for the construction of a multi-family housing development. If approved, the venture would require 334,295 square feet of new construction and offer 289 units.

Per the South Florida Business Journal, about 10 percent (29 homes) would be reserved as affordable housing, while another five percent (15 homes) would be workforce housing. The unnamed apartment complex would occupy a parking lot owned by PHG Mainstreet Boca Raton.

Broken Sound Acquisition Co. owns the 116,316-square-foot office building that uses the parking lot. According to the Commercial Observer, plans additionally call for the construction of a 168,561-square-foot parking garage featuring 599 spots. That averages to about 2.07 per spots per unit. It’s unclear whether the employees of the adjacent office building would also use the garage.

At the time of publication, the developers had not submitted detailed architectural designs to city officials. 900 Broken Sound Acquisition Co.’s venture isn’t the only project to take shape in a parking lot. In October 2023, Florida YIMBY reported on a venture by WPH Properties LLC, which would offer a mixed-use building requiring more than 30,000 square feet of new construction.

The 289-unit complex has been proposed for 900 Broken Sound Parkway Northwest, Boca Raton, FL, 33487, in Palm Beach County.
