An affiliate of Miami-based Banyan Street Capital hopes to get a modification request granted for a mixed-use project in Doral. City records list the project’s name as “Gateway DMU MDA & Pattern Book Modification”, and it concerns 12.4 acres of a larger 25.2-acre site.
When the project was originally approved in 2014, developers sought to construct 150 hotel rooms and office space around the already-existing Doral Center office buildings on the property. Now, Centrum Doral Owner LLC wants to scrap the plans for the hotel and instead proceed with two apartment buildings offering 330 units and expand the property’s parking garage.
Doral’s City Council was scheduled to hear the proposal today at 6 pm, but pursuant to State of Florida Emergency Order No. 24-214, the meeting was moved to 10 am. Centrum Doral Owner LLC purchased the build site for $43 million in 2020.
The South Florida Business Journal notes that on the property, there’s a parking garage and two office buildings totaling more than 295,000 square feet. Pascual, Perez, Kiliddjian, Starr & Associates is the project’s architect. The Doral-based firm also designed Card Sound Key Apartments, which we reported on last February. The venture will offer 342 rental units divided amongst six four-story buildings.
