Thanks to the acquisition of a $43.2 million construction loan, build-to-rent community “Hamlet at Avalon Park” is moving forward.
The Jacksonville Business Journal reports that developers Middleburg Communities and Mattoni Group filed a notice for the beginning of construction last month. Situated within the larger Avalon Park Wesley Chapel development, the venture will comprise 260 units. Yield PRO shares that there will be 160 cottages, 21 will be townhome buildings, and the remaining seven will be duplexes. Homes will measure about 800 to 1,700 square feet, offering various one-bedroom to three-bedroom floorplans.
In-unit finishings include stainless steel appliances, quartz countertops, and vinyl plank flooring. Communal amenities include but are not limited to a resort-style swimming pool, dog park and washing station, and fitness center. Construction is anticipated to end on Hamlet at Avalon Park in 2026.
Our sources don’t reveal the cost of monthly rent. Yet, Middleburg recently finished construction on a similar venture: Mosby at Avalon Park, which opened in August 2024. According to Apartments.com, rent at that complex starts at $1,485 a month for a 667-square-foot one-bedroom unit. Hamlet at Avalon Park could offer similar price points. The average cost of rent in Wesley Chapel is $1,887 a month for a 1,045-square-foot apartment, according to RentCafé.
