Faena, in partnership with Fortune International Group and KAR Properties, is expanding its renowned brand to the heart of Miami by creating the Faena District Miami River. Set at 90 Southwest 3rd Street, this multi-phase cultural district will be located within the only 14-acre private park along the Miami River. Anchored by Faena Residences Miami, this transformative development promises to elevate Miami’s skyline and redefine the area with its blend of culture, art, and luxury living.
Faena Residences Miami is envisioned as a landmark riverfront project designed by the world-renowned Rafael Viñoly Architects. As one of the final works of the late Viñoly, this project embodies his architectural legacy, contributing to the iconic cityscapes he shaped worldwide. Featuring 440 exclusive residences across two striking riverfront towers on a 1.8-acre site, bound by Southwest 4th Street to the north, South Miami Avenue on the east, and the Miami River to the south, the towers are connected by a two-story, 45,000-square-foot cultural epicenter. This development will stand as a testament to Faena’s dedication to excellence and innovation and is set to become a defining element in Miami’s dynamic skyline. Sales for Faena Residences Miami are set to begin in Q4 of 2024.
“Building on the legacy we established in Miami Beach, our vision for this project is to create a community rooted in our core values—blending artistic expression, cultural immersion, wellness, and innovative design,” said Alan Faena. “This new Faena District on the river embodies the true essence of Faena in one of Miami’s most vibrant neighborhoods, offering Miami’s first fully resident-centric design aimed at enhancing well-being and elevating the experience of happiness.”
The Faena District Miami River will span over three blocks and include curated cultural spaces, wellness facilities, a marina, recreational areas, and public art.
This residential addition will be pivotal in enhancing the area, enriching Miami’s cultural fabric, and strengthening ties to the Miami Beach Faena District. The development will foster community and creativity, expanding residents’ access to cultural experiences.

Beautiful, let me now of the next opening event.
The large triangular mass up top is obnoxious, as well as the supersize FAENA signage.
Great idea
Needs a waterfall to complete the Vegas look!
Beautiful project great architecture..no cubes in top of cubes. Kudos
