Oakwood Plaza LP, an affiliate of New Hyde Park, New York-based Kimco, has filed plans for a new two-story retail and commercial building at 2800 Oakwood Boulevard within the Oakwood Activity Center in Hollywood, Florida. The proposed development, spanning 120,000 square feet, will include an outdoor recreational track, associated parking, and pedestrian-friendly features. The filing is set to be reviewed by the city’s Planning and Development Board on December 10, 2024. The new structure is anticipated to house a major retailer, potentially a flagship Dick’s Sporting Goods or even a Dick’s House of Sport location, which could offer a wider variety of products along with active experiences such as a climbing wall, golf simulators, and batting/soccer cages.
In 2021, Kimco filed plans to rezone the Oakwood Plaza site on the east side of Interstate 95 from predominantly retail and office use into a mixed-use project. The rezoning, approved in 2023, allowed up to 1.2 million square feet of retail, 1.89 million square feet of office space, 3,800 residential units, and 625 hotel rooms. The new building is part of the area’s ongoing redevelopment under this broader mixed-use vision.
The proposed retail and commercial building will rise 64 feet tall, featuring a 61,580-square-foot ground floor and a 58,420-square-foot second floor. Outdoor plans include an 18,392-square-foot recreational track/field and 398 surface parking spaces. To accommodate additional parking, the existing Regal Theatre to the north of the site will be demolished, increasing the total parking spaces to 1,755 upon project completion. A landscaped pedestrian plaza is also planned northeast of the building, designed to enhance walkability and integrate seamlessly with the surrounding Oakwood Activity Center.
The proposed building design reflects the retail tenant’s nationwide brand standards, incorporating brick, synthetic stucco, ACM, metal, and glass materials. Vision glass with low-e coating will comply with Florida Building Code requirements. The structure features a cohesive four-sided design with wide sidewalks, creating a pedestrian-friendly environment. Surrounding pathways will include benches, lighting, and landscaping to improve usability and aesthetic appeal.
The landscape plan integrates native and adaptive plantings, including Satin Leaf, Pigeon Plum, Southern Live Oak, and Royal Palm. Mature trees on-site will be preserved where feasible. Landscaping complements the building’s architecture, softens transitions, and enhances the overall streetscape.
The project is located within the Oakwood Activity Center, a Planned Development (PD) district established to encourage mixed-use redevelopment and pedestrian-friendly design. The 2023 rezoning of Oakwood Plaza aligned with the Comprehensive Plan’s goals to reduce automobile dependency, promote redevelopment, and encourage mixed-use projects. The proposal also supports the City-Wide Master Plan’s emphasis on enhanced streetscapes, pedestrian connectivity, and active public spaces.
The Planning and Development Board will review the application for both design and site plan approval. City staff recommendations include enhancing the architectural treatment of the building’s north and west facades, which face the parking area and I-95, to achieve a higher-quality design reflective of the Planned Development zoning district. Additional recommendations emphasize using upscale materials and active ground-level features to create a distinct, engaging pedestrian experience.
If the Planning and Development Board approves, the proposal will move to the City Commission for final consideration. The project represents a significant step in redeveloping the Oakwood Activity Center, transforming the area into a mixed-use destination with enhanced accessibility, connectivity, and vibrant public spaces. The potential inclusion of a Dick’s House of Sport location could further distinguish the development with active recreational amenities, blending retail with experiential offerings.
