Developer Wants to Convert Garages into Apartments at 3000 National Parks Drive, Orlando, FL

The Parks at Hunter’s Creek, a multi-family housing development in Orange County, wants to increase the number of on-site apartments. How? By converting ground-floor garages into residences.

According to GrowthSpotter, the community, built in 1999, currently hosts 560 one-bedroom to three-bedroom units. Developer B.B. Ventures, an affiliate of Metrontario Group, wants to convert garages in 20 of the 70 on-site buildings into 21 apartments. This will involve consolidating two garages into one-bedroom apartments. The Orlando Business Journal notes that the garages, which residents can rent for extra storage space, will be chosen at random.

At the time of publication, developers were seeking approval from the county; even if given the green light, the community would not hit its density limit (which is 50 units per acre). The cost of renovations would run about $90,000 to $95,000 a unit, which could put construction costs at around $2 million. The Parks at Hunter’s Creek currently rests on a 36-acre site. Communal amenities include (but aren’t limited to) a swimming pool, grilling stations, and fitness center.

According to Apartments.com, the Greystar-managed property has one-bedroom apartments starting at about $1,560 a month. The Parks at Hunter’s Creek is situated at 3000 National Parks Drive, Orlando, FL, 32837, in Orange County.
