The Tower 36 site at 3601 Biscayne Boulevard has received its demolition permit, marking a significant step toward the next stage of development. The permit, issued on December 18, lists Service Stations Maintenance, Inc. as the contractor for the demolition, with the work valued at $38,000. The site spans 1.6 acres and includes three parcels at 3601 Biscayne Boulevard, 345 NE 36th Street, and 409 NE 36th Street. Located at a key intersection linking Edgewater with the Miami Design District, the property offers convenient access to Midtown, Wynwood, and Downtown Miami.
One Thousand Group plans to transform the site into a mixed-use development featuring branded residences, transient living options, commercial and retail spaces, a private members club, and a range of dining and wellness amenities. Designed by KPF Architects, with ODP Architecture & Design serving as the architect of record, Tower 36 will incorporate sustainable design elements and advanced technology. Walkability features will seamlessly integrate the project with Miami’s cultural and urban landscape, emphasizing connectivity and accessibility.
Building on the success of their iconic One Thousand Museum project, Tower 36 will include standout features such as a rooftop helipad and heli-lounge, enhancing its appeal to luxury buyers. The development aims to redefine mixed-use living in Miami with innovative design and high-end amenities.
The demolition of the existing structures is expected to clear the way for construction, with additional details on the tower’s height, construction timeline, and completion schedule anticipated as the project progresses. Tower 36 represents a major milestone in Edgewater’s evolution into one of Miami’s most sought-after neighborhoods for residential, commercial, and lifestyle offerings.
