Monceau Realty has filed plans for a 90-unit apartment complex in Goulds, one of Miami-Dade County’s fastest-growing neighborhoods. The proposal, submitted through Goulds 176 Estates LLC and led by Julien Haccoun, targets a 1.94-acre site at 11905 and 11915 SW 216th Street. The property, currently hosting only a duplex, was acquired for $4.2 million in 2023.
The proposed four-story development would include 90 apartments ranging from 535 to 766 square feet, with a mix of 36 one-bedroom units, six one-bedroom units with dens, and 48 two-bedroom units. The project also incorporates 1,677 square feet of retail space, 115 parking spaces, and amenities such as a ground-floor pool, a fitness center, and a clubhouse with a lounge.
Designed by Bellon Architecture, the project is part of a wave of new developments in Goulds, Naranja, and Princeton. The area has seen increasing activity following Miami-Dade County’s approval of Urban Design Center regulations, which encourage higher-density developments near the South Dade TransitWay, an electric bus rapid transit system currently under construction.
This latest project will provide much-needed workforce housing as Goulds continues to attract developers seeking affordable land and opportunities to meet the growing demand for housing in Miami-Dade. Developers often submit pre-applications like this one to receive feedback from county officials before submitting formal applications.
