Newly revised plans have been submitted for The HueHub, also known as Holland Park, a large-scale Live Local Act development at 8400 NW 25th Avenue in Miami-Dade County’s West Little River neighborhood. Designed by Arquitectonica and developed by 27th Ave Hollandpark Ecoresidences LLC, led by developer Pablo Castro, the mixed-use project continues to progress through the site plan review process, integrating workforce housing and commercial space near the planned North Corridor Metrorail extension.

The latest proposal details 4,032 residential units, with 40% (1,613 units) designated as workforce housing for residents earning under 120% of the area median income (AMI). To qualify for additional density bonuses under county regulations, 10% (202 units) will be offered at below 110% AMI. Units will have an average size of 450 square feet.

Commercial components include 20,083 square feet of retail space, 11,470 square feet of medical offices, 3,068 square feet for a police station, and a recreational community center. The development also plans for 5,046 parking spaces across two nine-story garages, which will be attached to residential buildings and concealed with decorative screening.

The towers are planned to rise 35 stories, with an FAA application listing a maximum height of 350 feet. The height is based on an adjacent BU-2-zoned property that permits unlimited vertical development within one mile of the site.

Situated within the North Central Urban Area District (NCUAD), the 11.7-acre site is currently underutilized with aging single-story dwellings, a church, a maintenance shop, and a one-story office building. The redevelopment will replace these structures with a high-density, transit-oriented community steps from a proposed Metrorail station at NW 83rd Street.
