Developer Acquires 220-Acre Site for 560-Home Active Adult Community in Howey-in-the-Hills

Reader Communities, an Orlando-based master-planned community developer, has acquired a 220-acre site in Howey-in-the-Hills, Florida, for the development of Lake Hills, a 560-home 55+ active adult community. The project, designed to provide resort-style living, will offer direct waterfront access to Lake Harris, proximity to Mission Resort & Club’s golf courses, and walkability to a future Publix-anchored shopping center.

Developed in partnership with Hillwood Communities, Lake Hills will feature homes built exclusively by Toll Brothers, one of the country’s leading luxury homebuilders. The phased development will see Reader Communities managing the infrastructure and land preparation before Toll Brothers acquires residential parcels for home construction and community amenities.

Located 40 minutes northwest of Orlando, Lake Hills is positioned within one of Central Florida’s most active single-family housing markets, near growth corridors like Minneola and Groveland. The community will capitalize on rolling topography, lakefront views, and a resort-style amenity center, aiming to set a new benchmark for active adult living in the region.

Originally founded as an agricultural settlement, Howey-in-the-Hills maintains its Spanish Revival architecture and historic charm, with residents benefiting from retail and healthcare services in Leesburg, Tavares, Clermont, and Mount Dora.

Infrastructure work at Lake Hills is scheduled to begin in 2025, with home sales expected to launch in 2026.
