Finishing Touches Underway for Modera Riverside at 300 SW 2nd Avenue in Downtown Miami

Finishing touches are underway at Modera Riverside, a 36-story residential tower developed by Mill Creek Residential and Adler Development in Downtown Miami. Located at 300 Southwest 2nd Avenue, the project rises east of the Miami River, between the riverwalk and the intersection of SW 2nd Avenue and SW 3rd Street. The tower, designed by Nichols Architects, stands 410 feet tall and yields 428 market-rate rental units, amenities, and ground-floor retail.

Recent aerial photographs highlight the building’s nearly completed state. Modera Riverside’s massing is defined by a rectangular footprint that ascends with vertical regularity before terminating in a mechanical crown. Its exterior showcases a subdued palette of gray and white tones, broken up by bands of blue-tinted floor-to-ceiling windows and inset balconies, lending depth and lightness to the overall form. A portion of the façade features textured cladding and framing elements that add subtle articulation to the otherwise streamlined design.

Construction fences have been removed at ground level, and work on the outdoor plaza appears to be in its final phase, with painting and hardscape finishes underway. The open-air space fronts SW 2nd Avenue and will be complemented by planters and street trees beside its robust diagonal columns. Interior buildouts for residential units and amenity areas are also nearing completion, with signs pointing to an opening soon.

Millcreek Construction serves as the general contractor. Key subcontractors include Tekton Construction for shell construction, C&C Concrete Pumping for concrete contracting, and Cemex as the concrete materials supplier. Additionally, JC & A Electrical Contractors Inc. handles electrical work, Cailis Mechanical Corp. manages mechanical systems, and Aurora Plumbing Corporation oversees plumbing services

Modera Riverside joins a growing number of high-rise developments contributing to the urbanization of Downtown Miami’s western waterfront, bringing new rental housing stock to a fast-evolving area.

    hopefully they break ground on phase 2 of this project soon
