Hollywood Technical Advisory Committee to Review 30-Unit Development at 2455 Polk St, Hollywood, FL

Chicago-based 2455 Polk LLC has proposed a low-rise housing development in Broward County. Current plans call for a four-story development with 30 units, including one-bedroom and two-bedroom floorplans. The average residence will measure 735 square feet.

They will likely be at-rate units. RentCafé reports that the average cost of an 890-square-foot apartment in Hollywood, Florida, is currently $2,130 a month. Rent at 2455 Polk LLC’s new development may or may not fall within those parameters.

Renderings show that the units will occupy the building’s second through fourth floors; the bottom floor will feature 48 parking spots. Communal amenities include a rooftop swimming pool and deck. 2455 Polk LLC purchased the 20,500-square-foot build site for $1.3 million in last year’s fourth quarter. Aerial rendering show that the 0.47-acre parcel is undeveloped and sandwiched between a single-family home and single-story multi-family development.

Kaller Architecture designed the venture. The firm also designed Wesley at Fillmore. Also located in Hollywood, the four-story project will feature 56 units, along with various communal amenities. Construction started last week.

Hollywood’s Technical Advisory Committee will consider plans for 2455 Polk LLC’s 30-unit venture on April 21st. It’s been proposed for 2455 Polk St, Hollywood, FL, 33020, in Broward County.
